We run Black Diamond — a commercial-grade, polymer-modified petroleum-based sealer — from The Parking Lot Store (a GemSeal company) right here in San Antonio, mixed to manufacturer spec.
And the honest part most won't tell you: every sealer — even a premium petroleum-based one like ours — comes as a water-based emulsion. The sealer rides in water so it spreads on evenly, then the water evaporates as it cures and leaves the protective coat behind. So water in the bucket is normal and necessary. "Watered down" is when someone adds way more water than spec to stretch the material — a thinner coat that fades and fails faster. We don't.
